Top 4 55+ Communities in Cottonwood, AZ [2026 Guide]

[00:00:00] Hey, if you are thinking I might wanna buy property on leased land here in the Cottonwood area, we have several 55 plus communities that are awesome, that are on leased land here in the Cottonwood area. Today I'm gonna review four of those properties. Okay? So the first property is l.

Sorry, lemme say that again. My Spanish and, um, there's a lot of really great features about this property. Number one, it's small, it's only 88 lots and the lot rent is $830 a month, which includes the clubhouse amenities and which has a pool. It also includes the garbage. And the cool part about it is it's right across the street from the, um, medical center, the hospital, and all of the [00:01:00] medical facilities.

So if that's important to you to be close to medical services, that would be a really great, um, location to consider as your 55 plus. Um. Manufactured home park. So the other things that they have is they have a community center building. They have an outdoor pool, they have an indoor spa, they have a workout room, they have a kitchen, they have classes and gatherings.

And the cool part about this community is that. According to the park manager is that the actual people who live there, the A DA lots, they put together the gatherings. They go out to eat, they do games, they do a lot of fun activities together, so they really get to know their neighbors. So if you're looking for a small community that loves to get, loves to get together, then I would consider l.

Now the other thing to know about that property is they are older [00:02:00] homes. Um, they are not bringing any newer ones in, so they're older homes, probably in the eighties, maybe early nineties, and it is a very well maintained community. As you can see in the video I'm driving through and you can see that everything looks very neat and clean.

Um, small pets are allowed, and that's true for all four of the, um, parks, is that they do allow small dogs up to 35 pounds, and that's something that's important to people. I think that's everything. Now again, that would be a great, their homes there are very reasonably priced as well, because they're older.

So again, that's something to keep in mind. Uh, and again, it is right across, literally from the hospital and the medical services. Okay, moving on to the second smallest, um, 55 plus community here. This one is actually in Clarkdale, but it's just across the border of [00:03:00] Cottonwood. So it's on 89 A. All of three of these are on 89 a, like literally down the street from each other.

And the other one is on Clarkdale side, just past Old town Cottonwood. So they're all very closely, um, close together. So the next one is Lamplighter, and I know this facility as well. I have helped a client purchase a home in there. Again, they're older homes, but that's okay because they're well maintained and you can get 'em for a really reasonable price.

They also do have amenities. They have a clubhouse, they have a pool. It's an indoor pool. They have a fitness room, a sauna and a kitchen like, and they have the clubhouse where you can have gatherings and classes and just connection, kitchen, that type of thing. They have community activities and the lot rent.

There is seven 50 per month. And that includes the garbage and maintaining [00:04:00] of the um, community. I don't know if it includes anything else. So deve all of this, I'm recording this in January of 2026. So all of the lot rents, you're gonna wanna double check the amounts when you are actually looking for yourself.

Um, okay. So moving along, um, again, I've worked in and shown homes in all these and listed homes and help people buy homes in each one of these properties. And the next one is pine shadows. It's kind of my favorite almost because it's older, but it also has some newer homes that they're bringing, well, literally new homes that they're bringing in.

So if you're looking for an older home in a really well maintained community, and the cool part is it's part of, its owned and managed by Inspire communities. Inspire Community also owns and manages On the Greens, which is the last one we'll be talking about. [00:05:00] They share amenities back and forth, so if you live at Pine Shadows, you can go to On the Green and use their, their amenities, their pool, participate in their activities, et cetera, and golf.

There, there is a golf course over there. We'll get to that. Um. So, uh, again, pine Shadow is a very nice facility. They have bocce ball, they have pickleball, they have tennis courts. They have a gorgeous indoor pool and spa. They have very large, um, community rooms. They have a library. They just have a really nice setup.

So if you're into, you know, interacting, being physically fit, uh, engaging with your neighbors, this is a community that is very active. Um. Their lot. Rent is eight 50 per month. Again, lot rents can change at any time. Well usually once a year. So that's something you're don, you're definitely gonna wanna check if you are [00:06:00] looking at these 55 plus communities.

Okay. And um, oh, and the lot rent. Sorry, I forgot to tell you this. The LA rent covers sewer, garbage, um, community, common areas, maintenance, and obviously all those amazing amenities. Um. So then again and again, you go back and forth. I said eight 50, and that's actually having access to the amenities at two parks, which is awesome.

And they're both beautiful. The last one is on the greens and it has the newest manufactured homes. It's been around for a while, but it definitely has really beautiful homes. All the homes in there have two car garages and that's not something you're gonna sign, find at the other. Um, 55 plus communities.

Lamp lighter and El Rio de Ro have just carports and then pine shadows has some. Garages and some carports. So it really kind of depends at pine [00:07:00] shadows. But on the greens, they all have two car garages and they're all just beautiful homes in there. I've toured many of them and they're bringing in new ones all the time.

So you definitely. Wanna think about that. If you're like, you know, I want a newer home, I want a newer manufactured home. I don't wanna deal with the maintenance. So there is that. Um, the community building is massive. It's new. Um, they are right on the golf course, so you can just literally take your little golf cart out and start playing golf.

You could walk on the golf. Paths out there, it's very nice and they have a beautiful pool, um, classrooms, fitness rooms, state of the art, everything. It's just very lovely and it's a very active community, as I said. Um, because pine shadows and on the greens are. Just, they have a ton of activities for their residents to, um, take advantage of, including yoga for you that [00:08:00] love yoga.

But they've got bocce ball, they've got pickle ball, they've got the pools, they've got the sauna, they've got everything. The other really great part about all of these is that number one, as I said El Rio Dero has, is across the street from all the medical services. But they're all close to that. They're close to the wine tasting if you're into that.

Um, we have a lot of that. Very close to the restaurants, to shopping, to entertainment, all the activities. They're literally located in the heart of Cottonwood area.
